Situation

The house is situated in the hamlet of Arkleside in Coverdale near Leyburn (9 miles).  Arkleside is approached through the village of Carlton and  approximately half a mile after Horsehouse take a left turn marked “Arkleside only” and go over a very narrow bridge.  Carry on down the track past Arkleside Farmhouse on your right and down a part tarmac/stone track and a right turn takes you down to New Laithe.

Description

The property is a barn conversion which has been tastefully renovated to retain the character of the building.   On the ground floor there is a good-sized kitchen with utility and store room, a pleasant lounge, conservatory, third bedroom/office, shower room and boot room.   On the first floor there is a double bedroom, mezzanine  bedroom and bathroom.

timber worktop with integrated AEG dishwasher beneath, two units and two shelves.   There are also two shelves on the wall.  The floor is light coloured stone tiles the same as the kitchen.  Free-standing store cupboard with shelves, small wall cupboard on window wall, metal curtain pole at window, stainless steel spotlight fitting with 4 lights, white blind at window, access to roof space.

Store Door from utility to store which houses the oil boiler and washing machine. (Note the Bosch washing machine has been left for the tenant to use but will not be repaired/replaced if it goes wrong).  Beko freezer (this has also been left for the tenant`s use if required but will not be repaired/replaced if it goes wrong), stone tiled floor, carbon monoxide detector.

Conservatory Approached through a door on the western side of the kitchen is a good-sized conservatory with a stone flagged floor.  There is also external access onto a flagged patio area with fruit trees.
