TO LET BY INFORMAL TENDER ON A FIXED TERM 10 YEAR FARM BUSINESS TENANCY AGREEMENT FROM THE 25th MARCH 2021.

The Farm

The Farm consists of a large Grade II Listed part 17th century farmhouse, with up to 6 bedrooms, a range of Grade II Listed traditional farm buildings, a Dutch barn and other non-traditional buildings and 96.81 acres of Grade 3 & 4 grassland.

Location & Directions

The property is located in the village of Makeney, 2 miles to the south of Belper. From the A38 take the exit for Coxbench & Denby, follow the B6179 Derby Road south for 0.5 miles, turn right on to Alfreton Road, then after 0.2 miles turn right on to Port Way. Follow the road for 1 mile as the road becomes Church Street and then turn left on to Mellors Lane. Follow this to the “T” junction at the end and turn left on to Makeney Road, which becomes Red Lane. The entrance to the is at the bottom of the hill on the left, just before the “T” junction on to Duffield Bank.

General Remarks & Stipulations

Viewing

Strictly by prior appointment through the agents, John G Hills & Partners. There will be viewing days to inspect the house and land on Thursday 22nd and Friday 23rd October 2020. Alternative viewing dates may be arranged on request for applicants unable to attend on the allocated dates. Due to the restrictions associated with Covid – 19, specific appointment times must be arranged via the agents to view the interior of the house on the viewing dates.

Method of Letting

The property is to be let on a Farm Business Tenancy for a period of 10 years with effect from the 25 March 2021. Tenders are to be submitted on the attached tender form to the agents office by 12 noon on Friday 13th November 2020. Tenders should be addressed to Mrs. Rachael Sunter, John G. Hills & Partners, The Estate Office, Market Place, Leyburn, North Yorkshire, DL8 5EW and marked “Redhill Farm.”

Tenancy Agreement

A full copy of the proposed tenancy agreement can be viewed at the agents office. Alternatively, copies will be available to take away on the viewing days. The tenant will be required to pay the legal costs and any Stamp Duty payable, associated with the drafting of the tenancy agreement.

Sub-letting

No subletting will be allowed, without written permission from the landlord.

Sporting Rights

All sporting rights will be retained by the landlord, subject to those covered by the Ground Game 1880.

Timber

Rights to all timber on the holding will be retained by the landlord.

Repairs and Insurance

The landlord will be responsible for repairs to the main roofs and structures, with other repairs falling to the tenant, subject to the details as set out in the tenancy agreement. The tenant will be responsible for the insurance of growing crops, plant & machinery, livestock & deadstock and employers and public liability. The landlord will be responsible for the insurance of the buildings and structures, except from those as may be classified as redundant.

Cropping

The land is all currently laid to pasture. Subject to any necessary consents the tenant will have freedom to crop the land using short-term leys or arable rotations, excluding the growing of potatoes or other root crops, or any genetically modified crops. No permanent pasture may be ploughed or reseeded without the express consent of the landlord and any other required authority. All the land must be returned to long-term leys or permanent pasture at the end of the tenancy unless express consent is granted by the landlord not to do so.

The holding is to be grazed by sheep & cattle only, with a limited number of horses to be allowed subject to the landlords consent.

Basic Payment Scheme

The farm is to be let without the benefit of Basic Payment Entitlements, but these may be available by separate negotiation with the outgoing tenant. In view of the developing changes to the farming subsidy regime landlords approval must be sought for any application for subsidies under any new or revised scheme.

Building Lease

One of the small buildings on the property is subject to a lease agreement to another part of the family estate Trust, for the storage of classic cars. The incoming tenant will be required to comply with the terms of this lease, but will receive 50% of the annual income from it.

Council Tax

Council Tax is payable to Amber Valley District Council and the property falls within Band D.

Redhill Farmhouse

The farmhouse is a large stone built Grade II listed property with parts dating back to the 17th Century.

The accommodation is currently laid out to accommodate two generations of the same family, but the rooms can be utilised differently to suit the circumstances of the incoming tenant. The current layout is:

Ground Floor:

Lounge, Sitting Room, Farmhouse Kitchen, Dining Kitchen, Shower Room & Utility/W.C.

First floor:

Lounge, 4 bedrooms, Laundry Room & Bathroom.

External:

There are gardens to the front and side and a small rear yard. There are some stone outbuildings currently used for utility purposes associated with the house. There is a further garden/orchard across the yard from the rear of farmhouse.

It will be a requirement of the tenancy agreement that the tenant resides in the farmhouse.

Grade II Listed range of stone built traditional buildings, currently used as garaging, storage and stabling for horses.

Further ranges of traditional stone built farm buildings, currently used as stables and for storage.

A large, steel framed Dutch Barn used for fodder storage. A further steel framed building currently used for machinery storage.

The Land

The Land is currently all laid to grass and extends to 39.18 Ha (96.81 acres) of which 37.92 Ha (93.70 acres) is eligible for BPS payments.
