The main management packages are listed below although we do maintain a flexible attitude and can adapt our service to meet our client’s individual circumstances.
Full Management Service
- Inspection of property in order to prepare accurate Letting Particulars and provide a rental valuation.
- Organise the Energy Performance Certificate, Gas Safety Certificate for gas appliances and Periodic Electrical Installation checks.
- Advertising including TO LET board, window display, local press advertising, John G. Hills website together with internet advertising on OnTheMarket and Zoopla Property Group websites.
- Finding suitable tenants – we have a database of applicants who are actively seeking rented property.
- Accompanied viewings allow us to meet the prospective tenants and answer any queries they may have.
- References including bank and personal references (and guarantor where necessary) are obtained before the tenant is recommended as suitable.
- Prepare the Tenancy Agreement and explain the obligations under the agreement.
- Provide a comprehensive inventory of contents and condition with photographs.
- Read the utility meters and arrange changeover.
- Check in/check out of tenants and dealing with the deposit which is held by the Deposit Protection Service.
- Collection of rents on a monthly basis.
- Supply monthly statements to landlords to assist in the preparation of their accounts.
- Deal with day to day problems and sort out any maintenance issues.
