DESCRIPTION
The land consists of a single field with an area of 3.78 acres (1.53 hectares) as shown on the attached plan. The land is currently laid to grass and has historically been used for grazing. The land is bounded by stone walls and post and wire fencing. There is also a small animal shelter which is positioned out of sight.

There is a natural water supply to the land.
TENURE
The land is offered on an annual grazing licence.
ASSIGNMENT
The licence is to be non-assignable and no subletting is to be allowed.
BASIC PAYMENT SCHEME
The land is registered for the Basic Payment Scheme, however the entitlements and payments will be retained by the landlord.
ACCESS
Access to the land is directly from the public road.
PERMITTED USE
The land is available for the purposes of grazing. Please note that no buildings or structures can be erected on the land without the consent of the landlord.
REPAIRS
The Licensee will be responsible for ensuring that the boundary walls and post and wire fences are maintained in a good stock proof condition at all times, and that the land is maintained in good agricultural condition.
RENT
Subject to Informal Tender to be submitted on the prescribed form by no later than 12 noon on Friday 30th June 2023.
VIEWING
